Harbourside Grill is a 50 cover restaurant overlooking Arbroath's Harbour. The property occupies the ground floor of a former town villa, converted to restaurant use. The property is sited overlooking Arbroath's Harbour. Arbroath is a coastal town on the east coast of Scotland, with a resident population of 23,902. The town is one of the largest towns along the coast in Angus and is northeast of Dundee. The town is most notable for the Arbroath smoky, which pulls visitors from all over to experience this delicacy.

The business is that of a very well run restaurant, providing a reasonably priced menu with good core of seaside dishes, as well as traditional main courses. The current trade is five days a week, being shut on a Monday and Tuesday and has an excellent mix of tourist diners and local residents. We understand that the business can deal with up to 80 covers on a Saturday night and up to an average of 250 covers per week, during peak season. The accounts or the business will be provided to seriously interested parties following a formal viewing.

The property is held on a full repairing and insuring lease. The Landlord has granted a new 10 year lease, with an initial rent of £13,200 per annum on a five yearly rent review pattern. We understand that the Landlord would consider offers to purchase the freehold under separate negotiations.

The EPC rating for the property is G.
